Dear Edgewater Beach Neighbors,
As you may know, Chicago’s Department of Planning and Development (DPD) is proposing zoning changes along Broadway, and along Bryn Mawr Avenue, in our neighborhood. (see Broadway Land Use Framework). This proposal aims to encourage higher-density development, which could attract developers and lead to the construction of more housing and mixed-use office space in Edgewater—an exciting prospect for our community.
However, we have noticed that Bryn Mawr Avenue has been somewhat overlooked in the conversation around these proposed changes. As a National Register Historic District, Bryn Mawr holds significant historical value. New development could impact not only its historic listing but also the unique character of the neighborhood as well.
1. The upzoning changes approved by the Planning Commission on February 20th will promote and allow for larger buildings up to 80’ high. New developments may or may not include aldermanic review, with limit or no opportunity for community input.
2. Many of the existing historic-contributing buildings are already, and will be more so, under threat, since the land will be more valuable promoting new buildings to replace them.
3. A new 6-story development is already proposed for 1100 W Bryn Mawr (north side from Winthrop to the CTA Tracks). This development will require the demolition of a block, including two historic buildings, one of which is the Fischer Building built in 1909. The 48th Ward office has requested the developer present to the community in the near future, but the project has been approved by the City Zoning Board and is in building permit stage.
Because of this, the EBNA Co-Presidents want to make the Edgewater community aware of the current threats to the historic designation and character of the historic district. We want to ensure that the voices of our residents are heard and taken into consideration before the construction of any new developments. We will partner with the Bryn Mawr Alliance (a task force of the 48th Ward office) to sponsor a learning session and answer any questions you may have.
