Significant development is underway on the Bryn Mawr Historic District and Broadway Corridor. The Edgewater Beach Neighborhood Association would like to help empower neighbors for meaningful contributions during development input windows. Therefore, we are hosting a community learning and discussion event.
Two local architects will share an independent study of the area, exploring the challenges facing transit hubs like Bryn Mawr and illustrating what successful, community-centered development can look like. The presentation will draw on examples from Chicago and other cities to highlight how density, historic preservation, public space, and quality of life can work together.
This is not a develoment proposal. A significant portion of the evening will be interactive. Attendees will be invited to share what experiences they value in their neighborhood, what they feel is missing, and what concerns or priorities they have as change continues along Broadway and near the Red Line.
This session is intended to build shared understanding, surface community values and priorities, and help EBNA translate feedback to decision-makers.
Our presenters
Todd Baisch is a 36-year resident of Edgewater, architect, and design strategist. His firm, TBD, focuses on solving complex challenges in the built environment through strategic, interdisciplinary thinking. Todd brings together researchers, economists, designers, and storytellers to uncover insights that inform better places to live, work, learn, and gather.
He has a long-standing passion for revitalizing the Bryn Mawr Avenue Historic District and reimagining the Broadway Corridor as a more pedestrian-oriented, mixed-use destination. Todd previously served as Chair of the 48th Ward Bryn Mawr Alliance and currently co-chairs the Edgewater Historical Society’s Bryn Mawr Avenue Historic District Preservation Advocacy Task Force.
Mariusz Klemens is a Chicago-based architect and urban designer with more than twenty-five years of professional experience. His work ranges from residential and adaptive reuse projects to large-scale mixed-use developments, master plans, and high-rise buildings.
Mariusz’s practice focuses on the relationship between architecture, urban form, and quality of life, with an emphasis on thoughtful density, public space, sustainability, and long-term neighborhood value. His Edgewater Broadway Study is an independent visioning effort that explores potential future scenarios for underutilized sites along the corridor. The work is illustrative in nature and intended to spark discussion—not to advance a specific development proposal.
At this meeting we will prioritize voices of EBNA residents and businesses. However, business owners, renters, and neighbors throughout Edgewater are encouraged to attend and learn about this thoughtful study work.
